Constructing Your Future in Ascaya

Ascaya is a developed mountainside community for ultra-luxury homes. It is located at the McCullough mountain range just twelve miles south of the Strip.  The site is established at 3,000 feet above sea level, which means it offers panoramic views of the Strip, or even the entire city for that matter.

High-End Clubhouse is about to rise

The developer, headed by Henry Cheng, also announced recently that they are already planning the construction of Ascaya’s clubhouse.  (Source: VEGAS INC) They said that it might start by the end of the year.

Lots in Ascaya

Although there are no properties established within the site, the selling of lots commenced just late last year.  There are 313 lot spaces in the 630-acre development of Ascaya.  The price of each lot ranges from $800,000 to $1,000,000. The developers expect that a certain estate can occupy a half-acre lot, but it does not mean they limit the buyers in buying larger land area.  The first Ascaya lot was sold last November 2014. Benefits of owning vacant lots

There are several benefits of owning a vacant lot. For certain properties, these benefits include flexibility, minimal carrying, low entry price, etc. compared with buying a real estate property with a home already built on it.  (Source: SF GATE) Although some of these benefits may not apply to Ascaya lots, there are still plenty of benefits in being one of the first land owners in Ascaya.
  • You have the liberty to choose your location

One of the best reasons for being one of the first people to buy land in a certain development site (particularly Ascaya) is that you will be able to choose the best location in the development.  Yes, the lots are located in the same area (mountainside), but not all of the lots offer the same views.  One may have 180-degree view of the city, but another lot can have a whole 360-degree view of the valley.
  • You are not fully restricted in extending your lot size          

It was mentioned earlier that developers expect two real estate properties to be built on an acre parcel.  Ascaya actually has development guidelines which state that each home should have at least 4,500 square-feet lot size, and that there is no maximum limit. (Source: VEGAS INC)
  • You can be involved in designing your own home    

Another good thing about buying vacant lots is that there is no existing property that you need to consider. You will start from scratch and you will be able to incorporate your personal preferences when it comes to designing your home.  However, Ascaya developers set certain design restrictions. (Source: VEGAS INC) This is to guarantee that the luxury homes built are in-line with the community’s theme (which is generally desert theme), and to avoid the building of identical properties.

For some occasion, the saying “the early bird catches the worm,” is applicable. But in this case, the early bird might catch the best location in the Valley!
